What Is BIM?

Building Information Modelling (BIM) is the practice of representing a building or piece of infrastructure as a data model rather than as a set of drawings. Every wall, duct, beam and room is an object carrying geometry and properties – fire rating, material, cost code, manufacturer – and drawings are generated from that model rather than drawn independently.

The distinction that matters operationally is between authoring and coordination:

  • Authoring tools create the model. One per discipline is normal: architecture, structure, mechanical, electrical
  • Coordination tools federate the discipline models, detect clashes, check compliance and track the resulting issues to resolution

A third group, data and interoperability platforms, moves model data between the other two and versions it over time.

About this data & disclaimer

The information on these pages was researched by a combination of human review and large language models. This catalogue serves as a reference for the resources, applications, devices, deployment payloads, and other components that the ResorsIT platform integrates, deploys, and manages. To suggest an addition or correction, please contact us. Prepared by Rhodium Systems Inc., author of the ResorsIT platform — a unified IT operations management platform for IT teams and MSPs that integrates a curated suite of open-source, commercial, and SaaS applications into a single system with shared identity, single sign-on, access control, and a common audit trail. This information is compiled on a best-effort basis: it may be incomplete, contain errors, and become out of date as tools, vendors, licences, and features change. Use this catalogue only as a starting point for your own research, and independently verify and review any tool carefully against your own requirements before relying on it.

IFC-native: only Bonsai treats IFC as the working format rather than an exchange format.

IFC4.3 (infrastructure: alignments, roads, rail, earthworks) is supported by almost nothing here. Bonsai and IfcOpenShell have it; CivilCraft in Engineering Tools (Specialist) writes it.

Commercial figures are third-party listings, not vendor price lists, and vary by region and plan. Confirm directly before budgeting.

Most permissive: That Open Engine (MIT) – the only one here with no copyleft at all, and so the only safe choice for embedding in a proprietary product.

Selection Summary

  1. Free IFC authoring – Bonsai. Nothing else open comes close, and the Blender dependency is the price.
  2. Free IFC review in a browser – BimCraft today for a quick look; That Open Engine if it is being embedded in something.
  3. Programmatic IFC – IfcOpenShell for Python, xBIM for .NET.
  4. Self-hosted, SSO, monitorable – Speckle is the only tool here that satisfies all three.
  5. Clash detection – Navisworks remains the standard; BimCraft is the open contender and is at v0.7.0.
  6. Compliance checking – Solibri, with no open alternative.
  7. Issue tracking – BIMcollab if on-premises matters, Revizto if mobile site use does.
  8. The Craft caution – BimCraft is two weeks old at evaluation. Treat it as promising, not proven.
